Fayna Town
該專案是住宅綜合體設計中的一系列創新解決方案：包括不同層次的半開放式街區、PRO公寓、3公里長的帶腳踏車道的步行長廊和智慧街道。
A complex of innovative solutions in residential property design： half-open blocks with varying amount of levels in sections， PRO-apartments， 3 km of pedestrian promenade with a bicycle ring and Smart street。
專案位於基輔人口最稠密的Nivki區。“法納鎮”把陳舊的、廢棄的、過時的土地轉化成一片住宅用地，為社群提供了一個充滿活力的開放空間。底層被規劃為為商業區，並對現有交通網路進行了重組、擴充套件、改進和補充，以適應新城市街區的建設。
The Nivki district is located in the middle of the most densely populated district in Kyiv。 In particular， the “Fayna Town” project includes the creative transformation of the old， derelict， outdated and abandoned territory into a place for residential use with vibrant open spaces for communities。 The ground floors of the complex are allocated for commercial premises， and the existing transport networks were reorganized， expanded， improved and supplemented with technological gadgets， adapted to the construction of a new urban block。
建築和景觀是密不可分的。在法納鎮中，有時景觀更能代表整個區域。因此，設計師保留並突出了場地上常綠喬木的軸線，作為主要步行長廊的起點。貫穿整個區域，細微處也採用多樣化的種植以及創新的設計。
Architecture and landscape have always been closely intertwined。 And in our projects sometimes the landscape define the concept of the whole area。 So， we preserved and highlighted the axis of evergreen trees located on the site， which served as a starting point for creating the main pedestrian promenade。 Passing through the entire area， where in the smallest details the natural environment is recreated with a multi-tiered and diverse planting， interesting landscape and innovative design。
各色種植園有助於強調根據位置劃分的不同功能區，併為居民提供擁抱自然的感受。因此，庭院裡種有一片樺樹林，賓州白蠟樹林、以及楓樹、椴樹和落地白椴等。樹木的多樣性使景觀具有了季節性，從而使之保持源源不斷的吸引力。
The variety of tree nursery helped to emphasize the relief depending on the location function and give to residents a sense of nature all around。 So， in the courtyard there is a birch grove， maple， lindenand landing of the derain whiteand so on。 This diversity of the tree nursery allows to make the landscape multi-seasonal and attractive at any time of the year。
設計師使用了多種公共傢俱以改善區域環境，如長凳、涼棚和躺椅，為居民們提供舒適。
At the design and improvement of the territory were used various small architectural forms such as benches， pergola， and chaise lounges， which give physical comfort for residents of the housing。
地面動態噴泉系統使環境變得活躍起來，為了劃分空間，在鋪裝時使用了各種材料，如彩色瀝青、草坪格柵、鋪路塊、天然石材。大面積的兒童體育鋪裝與橡膠地板的建設。人行道和坡道上的觸覺元素也為公共場所的殘障人士提供便利。
Due to the construction of the system of the dynamic floor dry fountain the landscape environment comes alive and exaggerates the emotional coloring of the space。 To demarcate the spaces according to the destination various materials were used in paving， such as colored asphalt， lawn grating， paving blocks， natural stone。 Large areas are given for the construction of children’s sports complexes with flooring of rubber crumb。 Tactile elements on the pedestrian path as well as ramps make public places convenient for persons with disabilities。
住宅區的景觀也經過精心設計，周圍環繞著一條腳踏車道，通往地鐵站附近的腳踏車停車場。與“法納鎮”接壤的薩柳特納街改造成了“智慧街”。數字技術將提供人與城市基礎設施之間的交流，以最大限度地滿足市民的需求。
The landscape design of the whole residential complex is carefully designed and looped around by a cycle track。 Salyutna Street， which borders on the territory of “Fayna Town”， was also modernized and transformed into a “smart street”。 Digital technologies of the “smart city” will provide communication between people and urban infrastructure in order to maximally subordinate the needs of citizens。
如此，原本大片的舊、荒廢、陳舊、廢棄的土地，透過設計手段，為兒童、成人、老人以及行動不便者等各色人群創造了一個全新的、舒適的多元化環境和景觀設計。
As a result， a completely new comfortable diversified environment for all segments of the population such as children， adults， elderly people， as well as people with limited mobility， was created from the huge area of old， derelict， outdated and abandoned territory via architecture and landscape design。

對於法納鎮居民來說，這是綜合體內部的優質生活環境，而其周邊的緩衝區則為周邊社群創造了有利條件。
For Fayna Town residents， it’s a quality living environment inside the complex， while the buffer zone around it creates favorable conditions for the surrounding neighborhoods。
